Part 2 The Shaffer Custom Journey
In the first installment of this series, I explained how the Shaffers began their custom home journey by hiring a real estate agent, a lender, and a builder. The next step was finding the land. Many customers arenâ€™t sure where they would like to build, but the Shaffer family had fallen in love with the River Chase subdivision in New Braunfels.
The Shaffers and I scouted several lots available on the MLS. There was one wildcard â€“ a River Chase lot that was listed for-sale-by-owner on Zillow, but there was no contact information for the lot owner. I looked him up and discovered that he was local. So, I put on my REALTORÂ® hat and went knocking on his door. Yes, the lot was for sale! We had it narrowed down to three pieces of land.
Plats and surveys are very important at that stage because drainage patters and slope can affect the constructability of the land. David Champagne, the Shafferâ€™s custom builder, met us in River Chase to walk the three lots. He was very thorough and discussed the pros and cons of each one. The winner was the for-sale-by-owner piece of land and we negotiated a contract. Since the Shaffers intended to build immediately, there was a dual-closing on the land and construction loans.
Mr. Champagne referred them to a local architect for the floorplan. The Shaffer family spent three months making changes and researching their preferences before the final floorplan was complete. In the meantime, the builder secured approvals from the Home Owners Association to move forward with the custom home. Hooray for progress!
